Industrial & Commercial

As set out in the surveys and existing plans page, I frequently provide existing measured drawings for industrial and commercial properties. At times this can be for lease or land registry purposes, however I am also able to provide further drawings or advice regarding proposed alterations for either planning or permitted development alterations.

Whether a portal frame industrial unit, or a high street retail unit I am able to provide proposed drawings for internal or external alterations, including:

  • Space planning;

  • Extensions;

  • Change of use;

  • Licensing;

  • Any other alterations.

Change of Use

This project was for a retail client who required a unit to use as a showroom and storage for their goods.

​

I assisted by submitting a planning application which included a design and access statement, existing and proposed plans and elevations, along with the relevant forms.

​

This application also needed to take into account extraction equipment to be fitted to the exterior of the building, which the client had specified.

Fire Safety

This unit in Eastleigh has fairly substantial office space on the first floor, however the current occupiers were hoping to employ more staff than the fire safety legislation for escape stairs allows.

​

As a space with a single route of escape, the solution was to add an additional staircase for egress. The occupier did not want this to stand out too much though, so the proposed drawings provided included a proposed staircase concealed behind some new cladding.

In addition to the proposed building work, I also provided a space plan to achieve 100 seats for employees.

Division of Units

This industrial unit in Southampton was underutilised and only around 50% of the floor space was required by the current occupiers.

​

The proposal drawings produced for a planning application illustrate how the building can be made more efficient by dividing it into two.

​

The proposals form a party wall to create two separated units. A small portion of the office space is also proposed to be removed in order to provide a forecourt and loading area to right hand side unit.
